This is one reason why the lockbox is a major tool for Lakeland Fl agents. A lockbox is an empty metal box that attaches to the front doorknob or any other secure place near it. Inside the metal box is another small box which contains the key to the home. Once the lockbox is opened, the smaller box slides out. The lockbox is named as such since it is a locked box. No one can just open the box and get the key to the house. Only the homeowner’s agent can open the lockbox. Most of the latest lockboxes have tiny microchips inside that requires an electronic key for the lockbox to be opened. The only way to get an electronic key to this type of lockbox is to be a member of the local Multiple Listing Service. Each key has a unique identifier. The microchip inside the lockbox registers the agent who opens the box. An agent is not allowed to let another agent use their electronic key. The box is “reset” before being placed on the door, so any agent who tries to open the lockbox will be identified, along with the time and date they entered the home. This information can be downloaded at the local MLS Association. This feature is an added security measure for the owner of the home. The main advantage of the lockbox is that it helps in the sale of the home. Without a lockbox, selling or buying a Lakeland Fl home for sale would be difficult. If you are selling your Lakeland Fl home and you do not have a lockbox, you would have to be present every time a potential buyer comes to view the home. You could always leave the door unlocked, of course, but this wouldn’t be a very good idea for obvious security reasons. Or you could give a duplicate key of the home to your listing agent, but then the listing agent would always have to present as well every time another agent brings a buyer to your home for viewing. This means that showings would always have to be scheduled well in advance and this would be a big inconvenience to the buyer’s agent and your listing agent, as well as to the buyer.
